Why Curtis Ridout Manor
Curtis Ridout Manor is the flagship initiative of Southwest Housing Association, Inc. Located on Geyer Springs Road in Little Rock, Arkansas, the project aims to provide seniors and veterans with modern, supportive housing. The development is named for Dr. Curtis Ridout, who served as pastor of Greater Second Baptist Church for 46 years before his passing in 2009. Dr. Ridout’s dream was to give back to the community by providing housing to some of our most vulnerable populations, seniors, and veterans.
The Curtis Ridout Manor development is designed to foster independence while offering necessary assistance and amenities. Curtis Ridout Manor will be developed in three phases, each phase consisting of eighteen one-bedroom units. Upon completion, Curtis Ridout Manor will provide housing for seventy-two seniors and veterans.
Curtis Ridout Manor will be a dedicated affordable housing development designed to provide comfortable and secure living spaces for seniors and veterans who may be experiencing disabilities. This development aims to address the growing need for affordable housing options for these communities, ensuring they have access to safe, supportive environments. Phase I of Curtis Ridout Manor will feature eighteen one-bedroom units tailored to meet the needs of seniors and veterans. The development will include modern amenities and facilities to enhance the residents’ quality of life. These amenities may consist of community rooms, fitness activities, outdoor recreational areas, and on-site support services.

- Rental assistance and housing voucher programs are available at the state and local levels to help older adults afford rent.
- According to the National Low Income Housing Coalition’s 2024 report on Arkansas, 115,342, or 28 percent of renter households have extremely low incomes. The average income limit for a 4-person extremely low-income household at the state level is $27,750; of that, 69 percent are extremely low-income renter households with severe cost burden. Seniors represent nearly half of that number at 28 percent.
- Affordable housing is one of the leading issues in Arkansas, as the state has a shortage of 57,757 rental homes available for extremely low-income renters.
